Training opportunity for resident services and maintenance staff: April 13-14

Travois Asset Management is sponsoring a Uniform Physical Conditions Standards (UPCS) Inspection Protocol training Wednesday, April 13 and Thursday, April 14 at the Four Points Sheraton in Kansas City, Mo.

This training is designed for resident services and maintenance staff and is also applicable to executive staff, occupancy specialists and any other staff involved in the day-to-day management of Low Income Housing Tax Credit units. It will cover on-site physical inspection requirements related to LIHTC projects, NAHASDA, USDA and other HUD-related housing programs.

The UPCS guidelines are used by state housing agencies all over the country as the physical inspection guidelines for all federal and state housing projects. It is very important that housing staff know these guidelines and how they are utilized in order to successfully pass state housing on-site physical compliance inspections.

This two two-day training usually costs up to $400 person, but Travois is pleased to offer a reduced rate of $250 per person. Organizations sending four or more people can take a discount of $10 off each registration. Click here for a registration form and agenda. The fee includes:

  • The Inspection Group/UPCS Training Manual
  • UPCS FlipField Guide
  • Certificates of Completion
  • Lunch on each day
  • Break refreshments

To reserve a hotel room at a discounted rate of $85/night plus tax (includes free breakfast), please call the Four Points Sheraton by Tuesday, March 29, at 816-464-2345. The hotel offers a free shuttle from Kansas City International Airport and to any location within a five-mile radius, including Zona Rosa stores and restaurants.

Tuesday, March 29, is also the deadline to register for the training with Travois.

The class will cover the use and implementation of UPCS inspection protocols. Participants will learn property profile and building information entry, defect determination, defect severity classifications, health and safety categories and life-threatening hazards. Information will be provided concerning how the use of data can generate reports such as work orders, maintenance trends, inspection improvement plans and capital planning. Realistic and economic suggestions and recommendations will help participants meet UPCS requirements. The class will conclude with a self-scored certification test and summary review.

The Inspection Group, a company that provides trainings and inspections for all affordable housing entities around the country, will lead the sessions. The instructor Michael Gantt, a REAC inspector and UPCS protocol trainer, has conducted more than 2,600 REAC/UPCS inspections over the past ten years, and he has contributed articles to many national trade publications. Each attendee will receive a training manual binder containing a customized color copy of UPCS protocols with all of the updated HUD Compilation Bulletins, pertinent Web links and full color copies of the digital material and slides shown during the class. Each defect definition has detailed information pertaining to its inspection impact.
