About the Low Income Housing Tax Credit

The Low Income Housing Tax Credit (LIHTC) program is the main source of funding for affordable housing in the United States. It supports new construction and the rehabilitation of existing homes, with investor equity that does not need to be repaid.

The funding typically covers the majority of a development’s cost.

Since its implementation in 1986, the LIHTC program has helped produce millions of homes by incentivizing private-sector investment in affordable housing.

With our support, Tribal nations have successfully used LIHTC to create thousands of homes in Native communities.

The program works alongside NAHASDA funding, and more states are implementing regulations that help Tribal nations secure this resource.

The LIHTC process generally works as follows: The IRS allocates tax credits to each state based on population. Tribal nations and their TDHEs apply for these credits for a project and then partner with an investor who purchases the credits, generating equity for housing construction.
