Many of our clients have requested training for staff relating to the on-site physical inspection requirements related to Low Income Housing Tax Credit (LIHTC) projects, NAHASDA, USDA and other HUD-related housing programs. Travois Asset Management is pleased to announce it is sponsoring a Uniform Physical Conditions Standards (UPCS) Inspection Protocol Training Tuesday, Sept. 30 and Wednesday, Oct. 1 at the Crowne Plaza Hotel in Tampa, Fla.
It will be led by The Inspection Group, Inc., a company that provides trainings and inspections for all affordable housing entities around the country. The UPCS guidelines are the ones currently being utilized by state housing agencies all over the country as the physical inspection guidelines for all federal and state housing projects. It is very important that your housing staff know these guidelines and how they are utilized in order to successfully pass state housing on-site physical compliance inspections.
The two-day training is open to all Travois clients, and is highly recommended for those employed in the following housing fields: executive staff, occupancy specialists, resident services, maintenance and any other staff involved in the day-today management of rental housing projects, especially those utilizing the LIHTC program. The class will cover the use and implementation of UPCS inspection protocols. Participants will learn property profile and building information entry, defect determination, defect severity classifications, health and safety categories and life-threatening hazards. Information will be provided concerning how the use of data can generate reports such as work orders, maintenance trends, REAC score improvement plans and capital planning. Realistic and economic suggestions and recommendations will help participants meet UPCS requirements. The class will conclude with a self-scored certification test and summary review.
The instructor Michael Gantt, a REAC inspector and UPCS protocol trainer, has conducted more than 2,600 REAC/UPCS inspections over the past ten years, and he has contributed articles to many national trade publications.
Each attendee will receive a training manual binder containing a customized color copy of the REAC/UPCS protocols with all of the updated HUD Compilation Bulletins, pertinent Web links and full color copies of the digital material and slides shown during the class. Each defect definition has detailed information pertaining to its scoring impact. “From the first day’s morning introductory presentation through the proficiency test, participants will learn how to understand and implement inexpensive but effective procedures that will ultimately result in improving and maintaining high REAC/PASS/PHAS scores,” according to The Inspection Group.
